Roof coatings are a critical component of any restoration system. But with so many options available — silicone, acrylic, polyurethane — how do you know which one is right for your roof?

Why Coatings Matter

A quality roof coating provides:

 • UV protection to prevent membrane degradation
 • Waterproofing to seal minor cracks and seams
 • Reflectivity to reduce energy costs
 • Extended life of 10-20 years per application

Silicone Coatings

Best for: Ponding water situations, maximum UV resistance

Pros:

 • Handles ponding water without degrading
 • Excellent UV resistance
 • Single-coat application possible
 • Very flexible

Cons:

 • Attracts dirt (can reduce reflectivity)
 • More expensive than acrylic
 • Difficult to recoat over

Typical cost: $1.50-3.00 per square foot

Acrylic Coatings

Best for: Properly draining roofs, budget-conscious projects

Pros:

 • Most affordable option
 • Excellent reflectivity
 • Easy to apply and recoat
 • Good color retention

Cons:

 • Cannot handle ponding water
 • Requires multiple coats
 • Less UV resistant than silicone

Typical cost: $0.75-1.50 per square foot

Polyurethane Coatings

Best for: High-traffic areas, maximum durability

Pros:

 • Extremely durable
 • Excellent impact resistance
 • Good chemical resistance
 • Handles foot traffic well

Cons:

 • Most expensive option
 • Requires topcoat for UV protection
 • More complex application

Typical cost: $2.00-4.00 per square foot

Choosing the Right Coating

Consider these factors:

1. Ponding water? → Silicone

2. Tight budget? → Acrylic

3. High traffic? → Polyurethane

4. Easy recoating? → Acrylic

Application Considerations

All coatings require:

 • Clean, dry surface
 • Proper temperature (usually 50°F+)
 • Correct mil thickness
 • Adequate cure time
