Single-ply membrane roofs — EPDM, TPO, and PVC — are among the most common commercial roofing systems in Virginia. When properly maintained, they can last 20-30 years. But what happens when they start showing their age?

Understanding Membrane Roof Degradation

All membrane roofs degrade over time due to:

  • <strong>UV exposure</strong> - The sun breaks down polymers
  • <strong>Thermal cycling</strong> - Expansion and contraction stress seams
  • <strong>Ponding water</strong> - Standing water accelerates wear
  • <strong>Mechanical damage</strong> - Foot traffic, dropped tools, etc.

Can All Membrane Roofs Be Restored?

Not all membrane roofs are candidates for restoration. Here's what we look for:

EPDM (Rubber) Roofs

  • <strong>Good candidates:</strong> Roofs with intact membrane but failing seams
  • <strong>Poor candidates:</strong> Roofs with widespread membrane shrinkage

TPO Roofs

  • <strong>Good candidates:</strong> Roofs with surface oxidation but sound welds
  • <strong>Poor candidates:</strong> Roofs with widespread weld failures

PVC Roofs

  • <strong>Good candidates:</strong> Roofs with surface weathering
  • <strong>Poor candidates:</strong> Roofs with plasticizer migration

The Restoration Process for Each Type

EPDM Restoration

1. Power wash and clean

2. Re-seal all seams with EPDM tape or adhesive

3. Reinforce penetrations

4. Apply acrylic or silicone coating

TPO Restoration

1. Clean with approved TPO cleaner

2. Heat-weld any failed seams

3. Apply TPO-compatible coating

4. Add reflective topcoat

PVC Restoration

1. Clean thoroughly

2. Re-weld seams as needed

3. Apply PVC-compatible restoration system
